ASPHALT PROJECT
***CRACK SEAL & SEAL COAT NOTICE***
The asphalt maintenance project is scheduled to be performed on Thursday July. 23rd & 24th @ 7 am to 3 pm (Crack Seal) & Wednesday July 29th @ 7 am through Saturday Aug. 1st @ 12 noon (Pavement Seal). You will have street access during the CRACK SEAL process. But, please note that you will not be able to drive on the streets during the PAVEMENT SEAL process in the scheduled work areas. Please refer to the color map that was mailed to the tenant as a reference to work areas and dates.
SCHEDULE:
Crack Seal: July 23rd & 24th @ 7am to 3pm. Entire asphalt area. Vehicle access ok
Pavement Seal/ Stripe:
Wednesday July 29th @ 7am through Thursday July 30th @ 12 noon. (Red on Map)
Friday July 31st @ 7am through Saturday August 1st @ 12 noon. (Yellow on Map)
No parking/ No vehicle access in scheduled work zone
In order for us to assure the most efficient, highest quality service, we ask that you prepare for our arrival by attending to the following matters:
1. Please turn off Automatic irrigation 24 hours before and after application of pavement sealer.
2. Reschedule any deliveries or contractors to arrive before or after this time period.
3. Be sure tenants are aware of work dates so as not to park in work areas. Cars blocking work areas will be towed away at the vehicle owner’s expense.
The following policies will be in place on the days the seal coating is in process:
- ALL VEHICLES MUST BE REMOVED FROM THE SECTION TO BE SEALED PRIOR TO 7 A.M. Vehicles left in the work area will be towed to an offsite location. All towing fees will be the responsibility of the vehicle owner. Towing begins promptly @ 7 am!
- ALL MAIL AND DELIVERY SERVICES MIGHT BE DELAYED. The mail service might be delayed to the following service day and deliveries to your residence will be restricted on the date of your slurry. Please reschedule deliveries or contractors for these dates.
- IF YOU WISH TO UTILIZE YOUR VEHICLE DURING THIS PERIOD IT MUST BE REMOVED FROM YOUR GARAGE/ DRIVEWAY BEFORE 7 A.M. Any vehicle not moved must remain in the garage/ driveway until the streets are re-opened for vehicle traffic the following day.
- PEDESTRIANS BEWARE OF WET SEAL. The concrete gutters & sidewalks will remain open. Walking on the slurry may cause damage. Please keep all pedestrian, bicycle, stroller, etc. traffic on the sidewalk or gutters only, walk to end of zone to cross streets.
- DAMAGE CAUSED BY TRAFFIC ON THE SEALED ASPHALT MAY BE THE FINANCIAL RESPONSIBILITY OF THE VEHICLE OWNER. Until the seal coat has cured (typically 24 hours) the parking area can be easily damaged by vehicles, pedestrians, bicyclists, etc. This includes food delivery services like Uber Eats ect. The cost to repair these damages may be assessed to the owner’s account per the association’s guidelines. Just because the cones are knocked over, DO NOT “follow suit” and enter newly seal coated areas.
- PLEASE MAKE SURE YOUR VEHICLE IS MOVING WHEN USING POWER STEERING:
For the first 45 days after application/ completion of seal: power steering marks, scuffing or “tire burn” can happen. Please make sure that your vehicle is in motion when turning the steering wheel to help reduce this occurrence.

2026 Annual Overnight Parking Permit Program
A new parking permit program went into effect on January 1, 2026. Under this new program, all vehicles parked on the street from 2:00 a.m. to 5:00 a.m. will require a valid parking permit. Residents will be required to qualify and apply for a parking permit, which will be issued at a cost of $125.00 annually per permit.
If you currently have a parking permit, you will need to reapply. Applications can be found in the resident portal at resident.actionlife.com. Once approved for a 2026 parking permit, you will be provided a hang tag to display.

Holiday Decorating Contest

It’s that time of year! The 2nd Annual Holiday Decorating Contest is here! Let’s light up the community and spread some holiday cheer by showing off your seasonal spirit.
Judging will take place the week of December 15th, so be sure to have your decorations ready for viewing!

- Eligibility: All homes within the Threewoods HOA
- Prizes: Winners will receive a yard sign to display!
Please make sure your decorations are visible from the street and comply with HOA guidelines. Let’s make this season brighter than ever. We encourage everyone to participate whether you go all out or add a touch of sparkle, we can’t wait to see your holiday spirit shine!
New Resident Portal Mobile App
Action Property Management is excited to announce the release of their first Resident Mobile App. The new SnapHOA Resident Mobile App will allow you to perform the most commonly used actions from the Resident Portal on your mobile device. You’ll be able to take advantage of the following benefits immediately, with some additional features coming soon. You will not need to re-register or create a new account if you already have a Resident Portal account. You can use the same username and password to access the Resident Portal Mobile App.
